The global market is preparing for the innovation brought about by modular build

McKinsey's latest modular building report says that the construction method of

factory prefabrication may be the next major shift in the construction industry,

and the modular structure can increase the project construction speed by 50%.

By 2030, the US and European modular building markets are expected to reach $130 billion.

According to the report, “Modularity can save up to 20% in cost,

but if logistics or material costs soar, it is likely to generate losses of up to 10%.

The global market is preparing for the innovation brought about by modular building technology.”

In order to realize the advantages of a modular building system,

construction companies must choose the right and reasonable design and materials,

and overcome the challenges in design, manufacturing, technology application,

logistics and on-site assembly, and choose the right project location to make modular building technology.

Can be reused and produce scale effects.

Government and standards-setting institutions can play their part and promote the modularization approach.

As shown in the above figure, the specific needs of a building project determine

whether a modular building system should be adopted.

For example, single-family homes, schools, prisons, suburban social security houses,

high-rise precast concrete buildings, low-rise and multi-rise apartments

and hotels are all suitable for a modular building system

that takes advantage of its “standardization + reuse + cost savings”.

The axis of the above figure reflects the modular construction method from simple to complex,

and the corresponding delivery status.

The highly integrated modular house can be packed directly into the room after simple assembly on site.

The report mentions that, to date, highly prefabricated building technology

has only been implemented in a few countries around the world,

including some countries in Japan and Northern Europe.

But as the labor shortage becomes more serious,

the industry continues to adopt advanced and lighter weight materials,

and better digital technology makes design efficiency higher

and increases design diversity, increases production capacity, efficiency and precision,

and improves manufacturing. With precision and productivity, and making logistics more efficient,

more countries around the world will popularize this highly prefabricated building system.
